Sevendale House refurbishment continues to attract key tenants
18 June 2025Strong occupier interest has continued into mid-2025 at PJD Group’s Sevendale House in Manchester’s Northern Quarter, with two significant lease events completed in recent months.
The deals follow a major refurbishment in 2024 that transformed the 90,000 sq ft office building, adding a striking communal breakout and event space, a wellness studio, and a physiotherapy suite.
Tech and digital sector recruitment firm, Talent International, has relocated to Sevendale House from One Express, which is also owned by PJD, taking 4,225 sq ft of forward-fitted space on the third floor.
Urbanbubble, which has already located in the building, has expanded its presence taking a further 2,500 sq ft of forward-fitted space on the third floor, which is in addition to the 5,900 sq ft it already occupies.
Mark Davies, managing director of PJD Group, said: “The rationale behind creating the extensive high quality communal space was to react to market demand which has changed dramatically in the last few years.
“The refurbishment has been justified by these two lettings which are in addition to other significant lettings we achieved in 2024.”
OBI acted on behalf of PJD Group.
Andrew Cowell, transactions and asset management from OBI, said: “It is great to welcome Talent International to Sevendale House and see urbanbubble expand.
These further lettings have shown how the refurbishment and repositioning of Sevendale House has appealed to a range of occupiers, and the building is setting a benchmark for amenity character workspace within the city.
“Our final available space, the fourth floor is one of the best character floorplates in the city, and we anticipate it will lease quickly, and we will have a fully let building.”
Darren Wells, CEO at Talent International, said: “Our team has doubled in the last year, and as we continue to grow, finding the right space to support our culture and way of working was essential.
“One Express has been a great place for us, and moving to Sevendale House allows us to expand while staying within a building portfolio we trust. The move puts us in the heart of the Northern Quarter, in a beautifully refurbished space that reflects the energy and creativity of our business.”
Micheal Howard, urbanbubble CEO, said: “As our team continues to grow, it’s essential that our workspace evolves with us.
“Expanding within Sevendale House allows us to create a flexible, collaborative environment with breakout areas and adaptable meeting spaces, while also making the most of the high quality facilities on the ground floor.”
He added: “The recent refurbishment has brought a premium aesthetic to the building, which enhances both our employee experience and the impression we make on visitors.”
