Chorley’s regeneration helps Orbit attract major companies to new office development

08 May 2024

Chorley is witnessing an exciting transformation with £15 million recently spent on the development of a vibrant retail destination in the town centre and a £40 million regeneration proposal in the pipeline. Nestled within Chorley’s evolving landscape is Buckshaw Village, one of the most ambitious mixed-use projects in the Northwest, encompassing over 2,000 new homes with retail outlets, leisure amenities, sporting facilities, as well as pubs, restaurants, a school, and a health centre with ample employment opportunities.

At the heart of this development lies Buckshaw Parkway, where Orbit Developments has unveiled the first of five planned three-story Grade A office buildings. Already, this prime office space has been leased to French healthcare company Cegedim, who have taken 11,281 sq ft comprising of the top floor and part first floor, with significant interest from two other companies in the remaining space.  This has now prompted building works to start on a second building.

Tristan De Foucher, MD European Operations at Cegedim, added: “We are thrilled to be part of Chorley’s vibrant business landscape with our new offices at Buckshaw Parkway. The strategic location, excellent connectivity, and progressive development approach align perfectly with our company requirements. The move to Chorley also matches our willingness to offer a modern workplace that our colleagues will be proud of and happy to work from. We look forward to contributing to the local community and building a successful future in Chorley.”

One of the key factors driving companies like Cegedim to choose Buckshaw Parkway is its exceptional connectivity. As well as being ideally located just a few minutes’ drive away from the M6 (junction 28) and M60 (junction 8), it is situated adjacent to the new railway station, so Buckshaw Parkway offers a convenient transportation hub for businesses. In the case of Cegedim, they can easily fly in from their headquarters in France to Manchester Airport and then seamlessly hop on a train to reach Buckshaw, making it a strategic choice for international corporations.  This connectivity not only provides an efficient commute for employees but also serves as a strong employment pull factor, further attracting interest from businesses.

Orbit Development’s Managing Director Tony Jones said: “Just as the building is completed, the arrival of Cedegim to Buckshaw Parkway marks a significant milestone.  We’re delighted to welcome such a forward-thinking international business.  I’m sure this will act as a catalyst for further innovative companies to choose Buckshaw Parkway. Work has already commenced on the second building.  We look forward to the continuing success of the development.”

The local amenities further add to the allure of Buckshaw. With Tesco, Costa Coffee, and a variety of local shops just a stone’s throw away, employees have convenience right at their doorstep.

The office building at Buckshaw Parkway boasts an impressive Energy Performance Certificate (EPC) rating, aligning perfectly with Buckshaw Village’s commitment to sustainable development. This focus on sustainability reflects the broader ethos of the area, which aims to create a thriving and eco-conscious community with tree-lined avenues and parks with cycle lanes.

Joe Weilding, Director in Building Consultancy at OBI Property, said: “OBI was pleased to provide Cegedim with multi-disciplinary property consultancy services in relation to the acquisition and relocation to their new office. Having negotiated the new lease at Buckshaw Parkway, OBI has gone on to design the new and exciting workspace, and has recently project managed the delivery of the fit-out onsite.”

Chorley’s regeneration efforts are not only revitalizing the town but also creating appealing opportunities for businesses to thrive. With the development of a new retail hub and Grade A office spaces, Chorley is positioning itself as an attractive destination for both residents and companies seeking a dynamic and sustainable environment. As the regeneration plans continue to unfold, Chorley’s future looks brighter than ever.
