Kings Court 111Represented by OBI Property, Citation Ltd, a leading provider of Health & Safety, Employment Law and HR Services in the UK have agreed a 10 year deal with Orbit Developments to take part of the ground floor and the entire first floor of Kings Court in Wilmslow totalling 18,266 sq ft.

Citation Ltd has been in operation for 20 years and based in Citation House since 2009. Following a period of growth after acquiring Bibby Consulting & Support Ltd in 2013, the company were looking for new office space in Wilmslow which would provide a more efficient working environment.

Having undertaken a full search of the south Manchester office market OBI Property identified Kings Court as the best solution for Citation’s future property requirements but due to existing lease commitments the legal negotiations had to be turned around within a week. Working closely with DWF, Citation’s retained legal advisor, we were able to agree the legal documents and completed just five days after Heads of Terms had been finalised.

OBI have now been retained to advise on the Workplace Consultancy, Interior Design and Project Management of the fit out works.

Chris Morris CEO of Citation Ltd commented: “Citation Ltd is looking forward to moving to Kings Court in August following a period of growth. As the building has been undergoing refurbishment works, it has allowed us to start a fresh and design the office space to suit our individual requirements right from the outset”.

Richard Lace, Lead Consultant in the Transactions & Asset Management team added: “When Citation approached us to assist with their relocation in November last year we knew that searching for suitable options, identifying a preferred building, agreeing terms and getting a lease in place would require a huge amount of work within a short timeframe. By working closely with Citation and their retained legal advisors we were able to get a commitment in place in time for them to secure an exit from their current building.”

Richard continued: “OBI Property can advise on all aspects of a relocation and we will now be assisting with the interior design and fit out of the new office in addition to agreeing the dilapidations with their existing Landlord.”
