Dalriada Trustees embraces flexible working with St James Tower move

One of the UK’s largest professional pension trustee companies, Dalriada Trustees (Dalriada) and its sister company, pensions consultancy, Spence & Partners will embrace the future of office working by moving to new and flexible workspace in Manchester city centre.

Relocating from 82 King Street, Dalriada has taken up almost 3,000 sq ft on the 12th Floor of St James Tower on Charlotte Street, following on from further investment from the landlord to provide a fully furnished and fitted out suite.

OBI identified a workspace that would suit the flexible working patterns of Dalriada’s team on returning to the office after Covid-19 restrictions. The fully-fitted space offers a more versatile ‘plug and play’ solution for Dalriada, with meeting rooms and breakout spaces to the fore.

Dalriada, is one of the largest professional pension scheme trustee companies in the UK, with offices in Manchester, London, Belfast, Glasgow, Birmingham, Bristol and Leeds.

Kerry Stafford, Group Operations Director at Dalriada, said: “As we emerge from Covid-19, we know that a modern workspace needs to support a wide variety of working patterns, so it was important that our new premises offered practical working solutions for the entire team.

“OBI’s support has been invaluable in helping us identify a spacious, comfortable environment where our growing team can meet up, collaborate and be productive together. We are delighted with the finish of our workspace from OBI and the Manchester team is really looking forward to moving in. We hope to finalise the move by late September/early October.”

Dalriada’s relocation follows recent lettings at St James Tower for BB Legal and Taylors Solicitors. Both legal firms also secured fully-fitted and furnished workspaces through OBI.

Serviced workspace provider Regus has also taken up three floors at St James Tower, enhancing the building’s amenities with additional desk space, meeting and conference facilities available. A 1,755 sq ft fully fitted suite is still available on the 7th floor, with a kitchen, two meeting rooms and a breakout space.

Debbie Meredith from OBI’s transaction and asset management team said: “It is great to see that despite recent market conditions, occupiers like Dalriada are making informed decisions and securing workspace that supports new and flexible working models for their teams.

“The landlord’s investment into modern furnishings will allow Dalriada to move in quickly, with minimal capital expenditure on their own fit-out. We are definitely seeing increasing demand in the market from occupiers looking for this kind of hybrid workspace leasing solution.”
