Hay Wain Group Teams Up With TriOffice for Regional Office Joint Venture
21 July 2026The joint venture has completed the acquisition of 80 Mosley Street, a prominent 32,000 sq ft office building in the heart of Manchester city centre. OBI advised the JV on the acquisition of the building where they have been based since establishing the business 16 years ago.
The deal marks Hay Wain Group’s second regional office acquisition in the past six months, underlining the firm’s growing momentum in value-add investment opportunities.
It is also the second Manchester acquisition for TriOffice, run by Ben Beck and Matthew Brown, following the purchase of 55 Spring Gardens with Pears Property in October 2024.
80 Mosley Street represents the first acquisition by the newly formed joint venture between Hay Wain Group and TriOffice, targeting value-add office opportunities in prime micro-locations across the UK’s major cities.
Located just moments from St. Peter’s Square, 80 Mosley Street offers an exceptional city centre location with immediate access to Manchester’s extensive retail, leisure and transport amenities. The joint venture intends to enhance the asset through an active asset management strategy.
Ben Beck, Managing Partner at TriOffice, added: “We are delighted to have completed our first acquisition in partnership with Hay Wain Group. 80 Mosley Street is an ideal opportunity, given its exceptional micro-location with proximity to St. Peter’s Square and the surrounding amenity.”
Charlie Martindale, Investment Director at Hay Wain Group, said: “80 Mosley Street represents a highly compelling opportunity alongside a strong partner in TriOffice. This acquisition builds on our recent momentum in the regional office sector and reflects our conviction in well-located, value-add assets.”
Will Lewis, Co-Founder of OBI added: “We have been based in 80 Mosley Street since 2010 and the building has served as the perfect the location for us to grow our business. The building benefits from stunning views over St Peter’s Square and we are now looking forward to implementing the internal enhancements and amenitising the building. We also delighted to have worked with TriOffice on another Manchester office acquisition”
The joint venture is actively seeking further acquisitions of value-add office assets in prime locations across the UK.
