OBI Property marks completion of fit-out at 4 Jordan Street

16 April 2024

Multi-disciplinary firm, OBI Property, has completed a full refurbishment and Cat B fit-out of the lower ground, ground, first, and second floors of central Manchester office space, 4 Jordan Street. Whilst the 7,873 sq ft project was in progress, OBI’s transactions team also leased all four floors.

The team fulfilled a brief that required the preservation of the building’s industrial charm, including exposed brickwork and feature columns, whilst upgrading the specification to suit a modern occupier.

New tenants secured include software development business, Rezil, law firm, Hatton Legal Services, and Manchester-founded architectural firm, Triangle Architects.

4 Jordan Street is in a prime city-centre location, just a short walk from the popular Deansgate and First Street.

Adam Dickinson, co-founder and director at Rezzil, current occupier of the building, said: “Ever since Rezzil established its new headquarters at 4 Jordan Street, the company has had the privilege of hosting elite clients, distinguished guests, players, teams, federations, and global brands from around the world. This exclusive and discreet location, nestled in an authentic but modernised Manchester mill, has not only elevated our profile but has also provided an unparalleled setting to cater to the needs of high-profile clientele.

“The unique charm of our renovated mill space has allowed us to seamlessly accommodate large groups, leaving a lasting impression on all who have visited us.”

Andrew Cowell, Transactions and Asset Management at OBI, said: “OBI adopted a truly collaborative approach to the refurbishment and reposition of 4 Jordan Street. Our workplace design, building consultancy, and transaction teams set out a strategy to deliver fully fitted and character refurbished space.

“Drawing inspiration from the character of 4 Jordan Street and Knott Mill neighbourhood being home to a cluster of creative businesses, the project has resonated with our target audience and has been immensely successful with the building being fully let during its refurbishment”.

4 Jordan Street was fully let within six months of becoming vacant.
