Tenant Lettings in Birchwood Surge in First Half of 2025
08 July 2025Orbit Developments has experienced a strong start to 2025, completing 21,042 sq ft of office lettings across six deals in Birchwood, Warrington, in the first half of the year. The activity highlights renewed confidence in the local office market and reflects a broader upswing across the region.
The six lettings include:
- 4,941 sq ft – PNZ Group at Cinnamon Park
- 2,745 sq ft – Alderley Partnerships at No. 1 The Square
- 1,915 sq ft – Opteven UK Ltd at No. 4 The Square
- 1,280 sq ft – Brown & Brown Insurance Brokers UK at No. 4 The Square
- 6,986 sq ft – Balfour Beatty Group Ltd at The Point
- 3,175 sq ft – Stothers (M&E) Ltd at The Beacons
This flurry of activity supports the view shared by Simon Roddam of OBI in his recent article, where he highlighted that the Warrington office space market saw a 68% increase in take-up during Q1 2025 compared to the same period in 2024 — a clear signal that the market is rebounding.
Tyler Costello, Divisional Director at Orbit Developments, commented:
“It’s incredibly encouraging to see such strong momentum return to the Birchwood office market. We’ve seen increased demand from a wide range of occupiers, from infrastructure giants like Balfour Beatty to expanding SMEs and insurance specialists. The confidence shown by these businesses in securing high-quality workspace in Birchwood speaks volumes about the area’s long-term potential. It’s a positive sign not only for Orbit, but for Warrington’s office market as a whole.”
Orbit Developments continues to invest in its portfolio across the Northwest, with Birchwood remaining a key strategic location due to its excellent transport links, modern business environment, and strong occupier base.
