Arup Expands at Piccadilly Place following Landlord Investment in the Flagship Manchester Development

07 June 2023

Arup, a global collective of designers, consultants and experts, dedicated to sustainable development have expanded in 3 Piccadilly Place taking over 36,000 sq ft across two floors. Their new 15-year lease term and planned fit-out refurbishment demonstrates commitment to Piccadilly Place following a programme of significant investment from Investment Manager, Longmead Capital.

3 & 4 Piccadilly Place sits adjacent to Manchester Piccadilly Station and comprises 320,985 sq ft of Grade A workspace. The development boasts a number of sustainability and wellbeing credentials including BREEAM “Excellent”, WiredScore Platinum and Certified 100% renewably sourced energy. Other occupiers include Barclays, Arcadis, NHS, Locktons, The Secretary of State for Levelling Up, Housing and Communities, and Scenic Tours.

Longmead is completing substantial works to improve the ESG performance at Piccadilly Place and a detailed pathway to Net Zero Carbon is being created to drive future initiatives. The delivery of a high-quality amenity hub which will include 100 bike racks and lockers, as well as shower and changing facilities is scheduled for Q4 this year.

Recent refurbishment of the common areas and on-floor office space has also been completed, with the scheme now offering both conventional and fully fitted Cat B workspace solutions available from 8,000 sq ft.

Mike Wilton, Leader of Arup’s Manchester Office “Arup have committed to achieving net Zero emissions across its entire operations by 2030, and this, and the overwhelming support of our colleagues, was at the core of our decision to commit to 3 Piccadilly Place. We look forward to continuing our strong working relationship with Longmead and working towards our aligned ESG aspirations.”

Andrew Ostroumoff, Director at Longmead commented “Arup’s long-term commitment to Piccadilly Place is positive news for the development and we anticipate welcoming other occupiers in the near future.”

Mark Garner of CBRE and Richard Lace of OBI are the letting agents for Piccadilly Place. Richard Wharton at JLL represented Arup.
